Article 35 of the Land Registry Law No. 2644: Real persons of foreign nationality can acquire real estate in Türkiye on the basis of reciprocity.
General Conditions
- List of countries where reciprocity is not applied (LIST) — By the decision of the Council of Ministers
- 183+ countries are on the list
- Military prohibited areas. outside
- Maximum 30 hectares (60 hectares with the permission of the Council of Ministers)
- Nationwide total 10% restriction (on a provincial basis)
Acquisition Process
- Application to the Land Registry Directorate
- Documents (passport, tax number, bank transfer receipt)
- Military restricted zone control (1 month)
- Deed transfer
For citizenship
- Purchase of a house worth USD 400,000 or more + 3-year non-sale condition
- Right to apply for Turkish citizenship

- Limitations are different for foreign companies
- Purpose of use for business is required

10. The Chamber accepts that military forbidden zone decisions must be "up-to-date and objective" and that rejection based on old decisions is unfair.
