Foreigners Acquiring Real Estate in Türkiye

Article 35 of the Land Registry Law No. 2644: Real persons of foreign nationality can acquire real estate in Türkiye on the basis of reciprocity.

General Conditions

  • List of countries where reciprocity is not applied (LIST) — By the decision of the Council of Ministers
  • 183+ countries are on the list
  • Military prohibited areas. outside
  • Maximum 30 hectares (60 hectares with the permission of the Council of Ministers)
  • Nationwide total 10% restriction (on a provincial basis)

Acquisition Process

  1. Application to the Land Registry Directorate
  2. Documents (passport, tax number, bank transfer receipt)
  3. Military restricted zone control (1 month)
  4. Deed transfer

For citizenship

  • Purchase of a house worth USD 400,000 or more + 3-year non-sale condition
  • Right to apply for Turkish citizenship

Forbidden Zones

  • Military forbidden zones
  • Border zones
  • Places of strategic importance
  • Annual list updated
  • Limitations are different for foreign companies
  • Purpose of use for business is required
  • Agricultural land is limited

10. The Chamber accepts that military forbidden zone decisions must be "up-to-date and objective" and that rejection based on old decisions is unfair.
