When the rental contract ends, the deposit is refunded, deducting any damage or debt.
Legal Limit (TBK art. 342)
- Cannot exceed 3 months' rent
- Stored in the bank account (upon request)
- Additional interest may be charged
Return Account
- Building damage (normal wear and tear) except)
- Unpaid dues/meter debt
- Tax/SGK debt (if any)
- Remaining amount refund
Property Owner Who Does Not Return
- Warning → 7-30 days
- Enforcement proceedings
- Suit in the civil court of peace
- Interest charges

6. HD accepts that "reasonable and fair calculation" should be made when returning the deposit and that unnecessary deductions are unfair.
